Every Month

  • Clear weeds and other debris away from condensing unit.
  • Change filters or clean permanent filters in the cooling system.
  • Replace return air filters every month for the first year of occupancy. After the first year, replace every other month.
  • Check condensation and, if needed, treat to prevent mildew from growing.
  • Test smoke detectors.

Every Three Months

  • Check range hood charcoal filter and replace as needed.
  • Check and maintain caulk seals between counter and walls.
  • Check and maintain caulk seals at base of toilets and tubes.
  • Adjust watering times to the season.
  • Check sprinkler valves for leaks and for broken sprinkler lines.
  • Test GFI receptacle/breaker.

Every Six Months

  • Check the connections and check for any blockages in dryer exhaust vent system.
  • Wash entire exterior.
  • Apply water seal treatment to all wood fencing.
  • Adjust exterior door thresholds/weather stripping.
  • Have qualified expert inspect and clean the fireplace fluke. Check and maintain the calk seal around the fireplace facing. Verify damper is working properly.
  • Oil all moving parts on garage door tracks.
  • Tighten all nuts and bolts in garage door tracks.
  • Vacuum and silicon window tracks to aid in ease of operation.
  • Inspect and maintain the floor of all swales, culverts, and drainage inlets and outlets.
  • Verify garbage combustion vents have not been covered or blocked off.
  • Remove and clean aerators on plumbing fixtures.
  • Oil cabinet finishes.
  • Patch concrete cracks in driveways and walkways.
  • Check cords, plugs, and hoses of all appliances.

Every Twelve Months

  • Have heating and air conditioning system inspected by a professional.
  • Inspect the condition of all exterior paint and repaint as necessary.
  • Check all other caulking in your home and recaulk as necessary.
  • Renew inspection and maintenance program with termite treatment company.
  • Drain and flush out hot water heater and verify pressure relieve valve is working.
  • Verify main water cut-off valve is accessible and functioning properly.
  • Clean and replace batteries in all smoke detectors.
